Adjusting Phuket Strategy with New Projects for High Season, Confident to Achieve 19,500 Million Baht Presales Target

AssetWise (ASW) reaffirms its strong performance with 9-month presales of 17,474 million baht, reaching 90% of its annual target, driven by robust demand for new launches. Notably, the newly launched condominium “ViVi” in Bangtao achieved a Sold Out status within just one day. The company anticipates a positive outlook for the property market towards year-end, supported by lower interest rates and strong tourism momentum, with Phuket continuing to be a top global destination. To capture growing demand, ASW is preparing to launch “THE TITLE Balcony Naiyang”, a new leisure condominium project, while also planning additional projects in Phuket to strengthen year-end sales. The company is confident of hitting its 19,500 million baht presales target.
Mr. Kromchet Vipanpong, Chief Executive Officer of AssetWise Public Company Limited (ASW), a leading property developer under the philosophy “We Build Happiness”, stated that the company continues to deliver consistent sales growth. For the first nine months of 2025 (January–September), ASW achieved 17,474 million baht in presales, representing 90% of its annual target of 19,500 million baht and a 20% year-on-year increase. Key contributors included new projects launched in Q3/2025 such as KAVE Ally Chaengwattana, a 1,000-million-baht campus condominium opposite Phranakhon Rajabhat University, located near two mass transit lines. The project successfully attracted students, working professionals, and investors.
ASW also gained strong momentum in Phuket’s leisure residences, developed under its subsidiary Rompo Property Public Company Limited (TITLE). The flagship THE TITLE Villa Kirara, a 1,500-million-baht luxury villa project within the mixed-use development “The TITLE Park” in Bangtao–Cherngtalay, received an excellent market response upon its August launch. Furthermore, TITLE reinforced its success in Bangtao by debuting ViVi, a stylish 700-million-baht condominium project just 700 meters from Bangtao Beach, targeting a wider customer base with units starting from only 3 million baht. Launched in late September, ViVi achieved an immediate sell-out within a single day, reflecting strong confidence among international buyers in the brand.
Mr. Kromchet added that during the final quarter, economic stimulus policies from the new government will be closely monitored. While the real estate sector still faces purchasing power challenges, the recent interest rate cut from 1.75% to 1.50% per year will positively support mortgage lending. Meanwhile, tourism continues its positive trend, particularly in Phuket. According to the Tourism Authority of Thailand, Phuket Office, tourist arrivals in the first seven months of 2025 reached 5.58 million, nearly matching last year, with top markets including Russia, China, and India. The Phuket Tourism Business Association projects tourism revenue could reach 550 billion baht this year, a 10% year-on-year increase, reaffirming Phuket’s global appeal.
In the year-end stretch, ASW remains focused on cost management, balancing ready-to-move-in project inventory, and executing its 2025 plan of 10 new projects with a combined value of 22,000 million baht across Bangkok, surrounding provinces, and Phuket. The company targets both long-stay international buyers and seasonal visitors during the Q4/2025–Q1/2026 high season. Key highlights include the upcoming launch of THE TITLE Balcony Naiyang, a 3,800-million-baht leisure condominium project in Phuket, along with a new project near Kamala Beach, a location renowned for relaxation, family living, and luxury resorts. This development will cater to both residential and investment demand, with more details to be unveiled soon.
“The final quarter is a crucial period for the real estate market as developers roll out campaigns to stimulate demand. Combined with the high season of international arrivals, ASW is well-prepared with both ready-to-move-in units and new launches in prime locations. Given the consistently strong response to our leisure residences in Phuket, we are confident that Phuket will continue to play a key role in driving ASW’s full-year presales to reach our 19,500-million-baht target,” said Mr. Kromchet.
