This was one of the core takeaways shared by “Moshi” Sutthikiat Jantarachairoj, CEO of TJN and owner of the popular page Moshikub. He passed on his valuable insights to the new generation of creators at the “Welcome & Level Up” event. Held under the AssetWise Creator Club program at the Modiz Vault Kaset – Sripatum project, the event featured a warm welcome from Ms. Ajaree Mek-siri, Senior Vice President of Corporate Marketing at AssetWise Public Company Limited, who greeted over 40 aspiring creators.






During the intensive session titled “The 10X Property Creator,” Moshi shared his real-world experience in digital content creation—from the days when his videos got only a few hundred views to developing content that hits the million-view milestone. He emphasized that digital success is not driven by luck, but by consistency, a deep understanding of the audience, daily execution, and continuous content development. He summarized this approach into 5 essential formulas:



1. Understand Your Audience Before Thinking About Going Viral One of the most common mistakes creators make is producing content without understanding their target audience. Segmenting the audience requires looking deeply into their behavior, lifestyle, and purchasing power. For instance, individuals with an income of 9,000 Baht and 100,000 Baht may eat the same type of food, but their mindsets and purchasing decisions differ completely. Age also significantly influences fields of interest. Therefore, before communicating anything, you must know exactly who you are talking to and what they want to hear.
2. A Good “Hook” Must Stop the Scroll within Seconds Another heart of viral content is a compelling hook at the very beginning of the clip to prevent viewers from scrolling past and to spark enough curiosity to keep them watching. This can be achieved by asking thought-provoking questions, presenting interesting statistics, addressing common misconceptions, or describing a situation that viewers can easily relate to. For real estate content, an effective hook should connect with the consumer’s dreams, lifestyle, or pain points to build an instant connection from the very first seconds.
3. The Formula for Content People Watch to the End To keep viewers engaged until the end, content must deliver genuine value. There are 6 easy-to-apply approaches: showing behind-the-scenes workflows, teaching techniques or how-tos, storytelling, sharing perspectives or opinions, providing entertainment through humor, and presenting products and services. Additionally, creators can vary their presentation styles—whether speaking directly to the camera, using visuals with voiceovers, editing videos with narration, or creating role-play simulations, which are highly popular across multiple platforms.
4. Turn Views into a Fanbase with a Call to Action (CTA) Even if a piece of content achieves high views, missing the opportunity to convert those viewers into followers or a brand database means missing a major business opportunity. A Call to Action (CTA)—prompting viewers to take action after watching, such as following, saving, sharing, or leaving a comment—is crucial. Furthermore, creators should build their own space or community to nurture long-term relationships with their followers, rather than relying solely on any single platform.
5. Use AI as an Assistant, Not Just a Tool To maximize content creation efficiency, writing detailed and clear prompts will help AI generate results that perfectly match your needs, whether creating images, infographics, or analyzing content data. For the real estate sector, AI can help generate Infographic Maps from Google Maps data to present prime locations and surrounding landmarks quickly and attractively. It can also create AI videos via Google Flow, which can change outfits and appropriate backgrounds in just a few minutes, significantly reducing production time.
Aside from great content, having the right equipment is equally vital. The event featured a hands-on workshop testing the Canon PowerShot V10, a camera tailor-made for vloggers and content creators. Mr. Piyapong Kotrawong, Product Specialist from Canon Marketing (Thailand) Co., Ltd., was on hand to introduce key functions and share tips on choosing the right gear for digital content creation.
