ASW Reinforces Strong Growth: H1/2026 Revenue Reaches THB 5,691 Million (Up 57%)

Paves the way to transfer major Bangkok-Phuket projects with a solid THB 38,181 million backlog, boosting strong H2 growth.

BANGKOK, THAILAND – AssetWise Public Company Limited (ASW) announced outstanding financial performance for the first half of 2026, recording total revenue of THB 5,691 million (up 57% YoY) and net profit of THB 792 million (up 98% YoY). The strong growth was driven by a surge in ownership transfers of campus condominiums ahead of the new academic term, alongside continued momentum in Phuket.

Moving into Q3/2026, ASW is set to launch transfers for transit-oriented condominiums near mass transit lines and major Phuket projects during the upcoming high season to ensure sustained H2 momentum. With a robust backlog of THB 38,181 million to be recognized through 2028, ASW remains confident in real estate demand in prime locations—specifically tourist destinations and educational hubs. The strategy to diversify into Phuket has proven successful in mitigating market risks, complemented by disciplined financial management and inventory control to foster sustainable growth.

Key Highlights for H1/2026

Mr. Kromchet Vipanpong, Chief Executive Officer of AssetWise Public Company Limited (ASW), stated that in Q2/2026 (April–June 2026), the company achieved total revenue of THB 3,529 million, representing a 63% quarter-on-quarter (QoQ) growth. Net profit reached THB 563 million, up 145% QoQ.

This resulted in a strong performance for the first six months of 2026 (January–June 2026), generating:

  • Total Revenue: THB 5,691 million (+57% YoY)
  • Gross Profit Margin: 43% (reflecting highly efficient cost control)
  • Net Profit: THB 792 million (+98% YoY)

The primary growth drivers were notable ownership transfers in campus condominium projects during the school term opening, particularly:

  • KAVE Wonderland (Project value: THB 2,550 million)
  • KAVE Luminous Bangmod (Project value: THB 1,200 million)

Additional revenue was recognized from ongoing transfers near major universities:

  • Modiz Vault Kaset-Sripatum (Project value: THB 2,200 million)
  • Atmoz Season Ladkrabang (Project value: THB 1,100 million)

In the Leisure Residence segment, THE TITLE Serenity Naiyang (Project value: THB 4,000 million)—developed by subsidiary Rhom Bho Property Public Company Limited (TITLE)—served as the flagship project driving Q2 revenue.

“ASW has maintained strong positive momentum in both revenue and net profit despite industry-wide challenges,” said Mr. Kromchet. “Recently, TRIS Rating upgraded our corporate credit rating to ‘BBB/Stable’, reflecting our solid financial stability and growth potential. Our business diversification strategy—expanding into high-potential areas like the EEC zone and Phuket, alongside growing our recurring income portfolio—has given ASW the agility to navigate market fluctuations with confidence.”

Outlook and Strategic Roadmap for H2/2026

Mr. Kromchet added that ASW plans to complete and hand over 11 new projects in 2026 worth a total of THB 26,760 million—marking an all-time high for the company—with revenue recognition scheduled across all quarters.

For Q3/2026, transfers will continue for THE TITLE Serenity Naiyang, alongside handovers for three newly completed projects:

  1. THE TITLE Heritage Bang-Tao (Project value: THB 6,000 million)
  2. THE TITLE Cielo Rawai (Project value: THB 1,200 million)
  3. Modiz Voyage Srinakarin (Project value: THB 2,600 million) – a transit-oriented condominium

These handovers are expected to maintain strong growth momentum throughout the second half of the year. Furthermore, ASW holds a total backlog of THB 38,181 million as of the end of Q2/2026, securing revenue realization through 2028.

Market Sentiment & Risk Management

Regarding the real estate outlook for H2/2026, consumer residential demand remains steady despite tighter credit criteria imposed by financial institutions. However, locations with clear, strong demand continue to attract financially ready buyers.

  • Tourism Hubs: High demand from local and foreign buyers seeking second homes, expected to benefit further during the year-end high season.
  • Educational & Transit Hubs: Sustained interest from parents, students, working professionals for real living, as well as property investors.
  • Government Measures: Favorable interest rate trends, LTV condition relaxations, and reductions in transfer and mortgage fees are anticipated to improve housing accessibility.

“In an uncertain market, prudent planning and risk diversification are essential,” concluded Mr. Kromchet. “Our expansion into Phuket three years ago—a high-potential market with a near-zero cancellation rate—has proven to be a key driver for our ongoing growth. Moving forward, we will closely monitor market dynamics while maintaining strict financial discipline, efficient inventory management, and organizational agility to ensure sustainable, long-term success.”
