AssetWise (ASW) announces a robust start to 2026, achieving 6,854 million baht in first-quarter presales. The company is set to begin transfers for six new projects in the first half of the year, underscoring its financial strength and readiness to pay a high dividend yield of 7%.

ASW has demonstrated strong performance in Q1/2026 with presales reaching 6,854 million baht, fueled by new project launches in the Rangsit and Phuket areas. The company reports positive signals from growing international demand, reaffirming confidence in Phuket’s long-term potential as a “World Destination.” This status continues to attract High Net Worth individuals and long-stay residents globally seeking second homes. ASW remains committed to financial discipline and efficient inventory management, offering ready-to-move-in units at original costs to provide maximum value. The company is preparing to recognize significant revenue from the completion of six projects in the first half of the year and plans to distribute dividends with a 7% yield—among the highest in the real estate sector—with the XD date set for April 30.
Mr. Kromchet Vipanpong, CEO of AssetWise Public Company Limited (ASW), stated that despite various economic challenges, ASW has maintained stable and satisfactory performance. During the first quarter (January–March) of 2026, the company achieved total sales of 6,854 million baht, representing a 16% growth quarter-on-quarter (QoQ) and accounting for 37% of the annual sales target of 18,500 million baht.
The Q1/2026 success was driven by the launch of three new projects:
- Biancana Surin (Phuket): A leisure residence near Surin Beach valued at 3,200 million baht, which has already achieved over 65% in bookings.
- Kave Carnival Rangsit: A campus condo valued at 1,400 million baht.
- Wise House Rangsit: A new community shop-house near Rangsit University valued at 255 million baht.
Both Rangsit projects held successful VVIP rounds on March 27-28. Additionally, ongoing projects such as Coralina Kamala and The Balcony Naiyang continue to see strong sales, complemented by the “AssetWise Funtastic Deal” event, which generated 1,200 million baht in sales.
“ASW’s presale momentum remains positive. We have observed a steady increase in online purchasing decisions over the past three weeks despite the situation in the Middle East,” said Mr. Kromchet. “In the short term, some tourists from the Middle East and Europe may delay travel due to flight restrictions and energy costs. However, in the long term, we believe Phuket remains a top World Destination in Asia due to its safety, infrastructure, international schools, and long-term visa benefits. These factors are key magnets for High Net Worth and long-stay groups looking for a second home.”
Mr. Kromchet added that the Thai real estate market is being supported by domestic factors, including political clarity, the reduction of the policy interest rate to 1.00%, and a weakening Thai Baht that attracts foreign investment. Furthermore, government measures such as reduced transfer and mortgage fees, along with relaxed LTV (Loan-to-Value) conditions ending this June, serve as significant catalysts.
ASW continues to operate with caution, monitoring global situations closely while maintaining financial discipline and liquidity. By managing inventory effectively—consisting of units built at previous construction costs—the company can offer competitive pricing that meets the needs of value-conscious consumers.
Revenue Recognition and Dividends
For 2026, ASW plans to transfer a total of 11 completed projects worth 26,760 million baht, the highest value since the company’s inception. In the first half of the year alone, six projects worth 16,360 million baht will begin transfers:
- Modiz Avantgarde (1,800 MB)
- Kave Luminous Bangmod (1,200 MB)
- Modiz Vault Kaset-Sripatum (2,200 MB)
- Kave Genesis Nakhon Pathom (1,160 MB)
- THE TITLE Heritage Bang-Tao (6,000 MB)
- THE TITLE Serenity Naiyang (4,000 MB) (The latter two are developed by subsidiary Rhom Bho Property PLC or TITLE)
To ensure sustainable returns for shareholders, ASW will propose a dividend payment for the 2025 fiscal year at 0.50 baht per share. This represents a dividend yield of 7% (based on the closing price at the end of March 2026). The proposal is subject to approval at the Annual General Meeting (AGM) on April 23, 2026, with the XD date scheduled for April 30, 2026.
